Three services, one purpose: fair contracts for UK buyers
Clean Contracts UK operates three connected services. The scorecard is free. Operator matching follows only with your explicit consent. Ongoing monitoring is a quiet, low frequency check that keeps the relationship on track and ensures you are never caught unprepared at renewal time.
The contract scorecard
A free 3-minute diagnostic for your existing cleaning contract
Most buyers who take the scorecard have not reviewed their contract terms or benchmarked their pricing in two or more years. The scorecard applies a consistent analytical framework across five categories, checks your answers against the 9 red flags we identified across 137 UK contracts, and produces a written audit that tells you exactly where your arrangement stands.
The scorecard contains 14 questions and takes roughly three minutes to complete. It covers contract terms and clarity, pricing and value, service delivery and reliability, communication and responsiveness, and compliance and risk. You do not need to have your contract document open to complete it, though referring to it will improve the accuracy of your result. No account is required and there is no sales call at any stage of the process.
Your result is delivered in two parts. First, you see your tier result on screen immediately after submission. Second, within a few hours, you receive a written audit PDF by email. The PDF identifies which red flags were triggered, provides an estimated annual financial impact where relevant, and sets out specific recommendations referenced to your contract type and region.
What you get
- Immediate tier result on screen (Tier 1 to Tier 4)
- Written audit PDF delivered by email, typically within a few hours of submission
- Up to 9 red flags checked and reported individually
- Estimated annual financial impact figure where relevant to your tier
- Specific recommendations for each red flag triggered
- Re-benchmark option at T-90 before your contract renewal date, at no cost
Operator matching
Hand picked introductions to vetted UK cleaning operators
If your scorecard result shows that a change of operator is in your interest, and if you choose to opt in at the final question of the scorecard, we hand pick a single operator from our curated UK panel and introduce you by email within 24 hours of submission.
The matching process uses your scorecard answers to determine the region, sector, building size and urgency of the requirement. We do not introduce multiple operators at once: we make one considered match, confirm both parties have received the introduction, and step back. There is no auction, no multi quote process managed by us, and no margin retained on the eventual contract. The operator you are introduced to has been through our vetting process, holds current public liability and employer's liability insurance, and has provided references from comparable commercial clients.
The introduction we make is warm. The operator knows your building type, your approximate contract value and the key issues raised in your audit before the introduction email lands. You are not starting from zero.
What you get
- Consent based matching, opt in at the final scorecard question only
- Single considered operator introduction, not a shortlist requiring you to manage multiple conversations
- Introduction by email within 24 hours of your opt-in
- Operator pre-briefed on your region, sector and key audit findings
- Operator vetting confirmed: insurance verified, references checked, regional capacity confirmed
- No fee to the buyer at any stage
Ongoing monitoring
Light touch follow through at the moments that matter
A single introduction is only useful if the relationship it starts actually delivers. Ongoing monitoring is our way of staying accountable to that. We do not manage the buyer-operator relationship on your behalf, but we check in at the two moments where early stage relationships most commonly stall or fail.
At Day 14 after an introduction, we send a brief check-in by email. Has the operator been in contact? Has a site visit or proposal been arranged? If the introduction has not progressed, we note it and consider whether a secondary match is appropriate. At Day 30, we check again.
At 90 days before your contract renewal date, we re-engage to offer a fresh market benchmark. This is not a sales contact. It is a brief prompt that your renewal is approaching, with an updated assessment of current market pricing for your contract type and region.
What you get
- Day 14 check-in to confirm the introduction has progressed
- Day 30 review with option to request a secondary match where needed
- T-90 renewal alert with current market pricing benchmark for your contract type
- Option to take a fresh scorecard at any renewal cycle, at no cost
- No account management calls, no synchronous contact unless you request it
- Written communications only, with full audit trail
Your contract analysis takes three minutes
The scorecard is free. The audit is free. The introduction, if you want one, is free for buyers. There is no payment required at any stage and no sales call involved.
